Investigation: The unreported real estate owned by the Georgian oligarch Bidzina Ivanishvili's family in Moscow

An international journalistic investigation, co-authored by Transparency International — Georgia, OCCRP, iStories, GMC, Studio Monitori, and iFact, revealed residences and plots of land in Moscow belonging to the Ivanishvili family.

The investigation refers to two private residential houses (795.6 and 614.5 sq.m.) situated in two prestigious Moscow districts, Sokol and Odintsovo (Izmalkovo settlement). One of these properties includes a yard spanning 52,749 sq.m., comprising nine adjacent plots of land with three garages and nine auxiliary buildings.

The estimated market value of the discovered property is at least $14.7 million, though it is likely much higher. Additionally, the Ivanishvili family rents out one of the residences for approximately $9,000 (approx. 800,000 rubles) per month, generating income from it. Two Russian banks sanctioned by the US, VTB Bank and Sberbank, were used to manage the funds.

The properties are registered under the names of Bidzina Ivanishvili's wife, Ekaterine Khvedelidze, his son, Uta Ivanishvili, and the Russian company Aqua-Space LLC, which Bidzina Ivanishvili owns through an offshore company.

Bidzina Ivanishvili disclosed a portion of the Moscow property in the only declaration he submitted as prime minister in 2013. However, most of the property was recently registered under his wife Ekaterine Khvedelidze's name in 2021 and 2024. Additionally, part of the newly registered property was previously owned by Ivanishvili's cousin, Ucha Mamatsashvili.

This once again proves that Bidzina Ivanishvili's 2011 promise to sever all ties with Russia, a claim repeatedly made by leaders of the ruling party to this day, was false. Instead of cutting ties, his family has been actively expanding their property holdings in Moscow.

In 2022, "Transparency International - Georgia" reported on the unfulfilled promise and the problematic connections between the Ivanishvili family and Russia when we uncovered that Bidzina Ivanishvili was maintaining a business in Russia, Aqua Space LLC, through an offshore company. However, the exact activities of this company were not known at the time. The new investigation reveals that one of the company's functions is to manage Ivanishvili's Sokol residence and its rental.

Odintsovo Residence

The Odintsovo district is among the most expensive and prestigious suburban areas in the Moscow region. Bidzina Ivanishvili's family began acquiring real estate in Izmalkovo, a settlement within this district, around 1997-98.

To date, it was known that 12,107 square meters have been registered under the name of Bidzina Ivanishvili's wife, Ekaterine Khvedelidze. Three plots of land from this total area were disclosed by Bidzina Ivanishvili in his asset declaration filled out in 2013 as the Prime Minister.

This investigation revealed that Eka Khvedelidze continues to acquire property in Moscow. In 2021, she purchased two additional adjacent plots of land totaling 9,070 square meters, which include several buildings, one of which is a private residential house covering 795.6 square meters. More recently, on April 19, 2024, she acquired another adjacent plot of land measuring 4,500 square meters.

The previous owner of the Odintsovo residence and the plot of land purchased in 2024 was Bidzina Ivanishvili's cousin, Ucha Mamatsashvili, further underlining his close ties to the Ivanishvili family.

It is important to highlight that until the spring of 2023, Ucha Mamatsashvili co-owned a Russian business with Georgy Poltavchenko, a KGB general sanctioned by the US and known to be close to Vladimir Putin.

The investigation also revealed that the Ivanishvili family owns part of the Odintsovo residence through the Russian company Aqua-Space LLC. This includes three additional contiguous plots of land, designated as a recreational zone, with a total area of 27,072 square meters, which were registered as the company's property in 2012-2013. Bidzina Ivanishvili controls Aqua-Space through an offshore company, Vanity Overseas Limited, registered in the Virgin Islands.

The plots owned by Aqua-Space LLC are situated around a nearby lake.

In total, the Ivanishvili family holds 52,677 squaof the Moscow region. This includes nine contiguous plots, a private residential house covering 795.6 square meters, three garages, and nine additional auxiliary buildings. The market value of this real estate is at least $11 million, though it is likely worth much more.re meters of land in the Odintsovo district

Sokol Residence

Bidzina Ivanishvili's wife, Eka Khvedelidze, co-owns another residence on Savrasova Street in the Sokol settlement on the outskirts of Moscow. The property is also co-owned by Bidzina Ivanishvili's son, Uta Ivanishvili, who, according to reports in the Georgian media, remains a Russian citizen.

Savrasova Street is located in the prestigious "Village of Artists," an area recognized as a cultural heritage monument by the Moscow City Hall. The "Village of Artists" is a rare enclave in Moscow where private residences have been preserved amidst multi-story buildings, making it one of the city's most expensive neighborhoods.

Acquired in 2001, the three-story building, covering 614.5 square meters, has an estimated market value of at least $3.8 million, likely even higher. Bidzina Ivanishvili's Sokol residence was included in the only asset declaration he submitted in 2013 while serving as Prime Minister.

Aqua-Space LLC handles the maintenance and rental of the Ivanishvili family's Sokol residence. In 2022, Transparency International - Georgia revealed that Bidzina Ivanishvili was operating a business in Russia, Aqua-Space LLC, through an offshore company. However, the specific activities of this company were not known at that time. This investigation reveals that one of the company's roles is managing and renting out the Sokol residence for the Ivanishvili family.

Currently, the Ivanishvili family rents a house to the renowned Russian film director Andrei Pershin (also known by his pseudonym Zhora Kryzhovnikov), who pays $9,000 per month in rent. Most of this rent is transferred directly to Aqua-Space LLC by Ekaterine Khvedelidze. Since September 2022, Ekaterine Khvedelidze has received approximately $94,000 from this rental income.

In 2023, Aqua-Space LLC reported a total net profit of 71 million rubles (approximately $800,000). Besides rental income, the company earns interest from placing substantial short-term deposits with Sberbank each month.

It is also noteworthy that both Bidzina Ivanishvili's company, Aqua-Space LLC, and Ekaterine Khvedelidze hold bank accounts in Russian institutions subject to US and EU sanctions. Khvedelidze has an account with VTB Bank, while Aqua-Space LLC maintains an account with Sberbank.
